Thank you for choosing to book with Fernbank House we look forward to welcoming you. When you make this booking you are entering an agreement with us. Please read our terms and conditions of booking below.

1. The House Rule

There is just one house rule… please respect our neighbours. This is a semi-detached house in a residential area. We want you to have a great time but please ensure no music or loud noise can be heard outside of the property at any time and that the hot tub is not used after 8 pm. This is the main condition of the contract. If you are unable to ensure this condition will be fulfilled we suggest you seek an isolated property that better suits your requirements.

2. General Terms

1. You agree to take good care of the property and leave it clean and tidy, report any breakages and agree to be responsible for the cost of a) any breakages or losses of property and b) for any costs incurred (over and above that which is normally incurred) so as to return the property to good condition.

2. You agree not to exceed the maximum number of occupants for the property.

3. The agent or property owner is entitled to ask you to leave the property without refund of monies if a) there is over occupancy, b) damage has been or is likely to be caused or c) if the occupier’s behaviour is deemed to be unacceptable.

4. The person making the booking is deemed to be responsible for the conduct of all the occupants of the property.

3. Price

The price of the accommodation includes the following:

  • Electricity
  • Linen
  • Cleaning
  • Hot water
  • Central heating
  • Initial supply of logs (seasonal October–March)
  • Sky TV
  • Wi Fi

The following are extra:

  • Sky Box Office Films and Sports
  • Additional Coal & Logs
  • Telephone calls

4. Cancellation

Once you have booked your holiday, our agreement is a legal contract and your deposit is non-refundable. If for whatever reason you cannot take your holiday and the booking cannot be re-let, you are still liable to pay for the booking in full, even we have not yet received your balance. If we do succeed in re-letting the booking, you are no longer liable for the balance, or we will refund it to you if you have already paid it. Please note that your deposit is not refundable under any circumstances. For this reason we strongly recommend that you take out cancellation insurance, which is inexpensive and can be obtained from any good broker.

5. Non-availability of Accommodation

We would only cancel your holiday if your accommodation was unavailable for reasons beyond our control. We would attempt to offer you alternative accommodation, however if this was not possible, or unacceptable to you, then we would refund all monies paid by your for the holiday. Our liability would not extend beyond this refund.

6. Arrival

Our accommodation will be available to you from 4:00pm on the day of arrival. A map and directions are available on the website (the postcode is CA12 4LJ for those using satnav). The property keys are held in a secure keysafe, the access code for which will be advised in the booking confirmation we send you.

7. Departure

Please be ready to leave the accommodation by 10:00am on the day of departure, unless otherwise arranged. Please try to leave the accommodation as clean as possible. If you have made use of any further service for which payment has not been made during your holiday, such service is payable on departure.

8. Damages and Breakages

Please take care with our properties. You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents. Please report these as soon as they occur. We do not normally charge for minor breakages, but we may send you an invoice for repair or making good if the damage or breakage is significant, and we may make an additional charge of £50.00 if you did not report this.

9. Smoking

Smoking is not permitted inside the building.

10. Pets

Sorry pets are not permitted at Fernbank House.

11. Liability

We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.

12. Law

This contract shall be governed by and construed under English Law and any disputes arising between us shall be subject to the non exclusive jurisdiction of the English Courts.

Any data collected during the course of this booking may be kept on computer.
